8 Steps to a New Fischer & Frichtel Home
Have exciting dreams of moving into your very own brand new home? It’s easier than you may think, and only takes eight simple steps – otherwise known as ‘the experience that Fischer & Frichtel customers rave about’!
Step #1 – Dream Neighborhood
The cliche exists for a reason – location, location, location! The first step to constructing your perfect home is finding the right spot, and we make it easy with fifteen different communities throughout St. Louis County and St. Charles County. So whether you’ve always wanted to live within walking distance to that favorite store of yours, or you want your kids to be in a particular school district, we have the right community for you.
Step #2 – Finding The Right Home
After you find the community, it’s time to choose your homesite! You’ll meet with our on-site sales manager who will get to know you and your lifestyle – and then together – you’ll decide upon one of our more than thirty available floor plans, as well as any additional features. Your community sales manager will then price out what you have chosen, and modify if necessary, to meet your needs and desires.
Step #3 – Financing
Work with our preferred lender, Central Bank, or the lender of your choice to learn about your options and get your financing in order. Central Bank has been serving the St. Louis community for over 115 years, and will work with you through every step of the process to make it as simple as possible. Step #4 – Purchase Agreement
Now that you’ve picked your community, your homesite, and have your financing set, it’s time to review and sign the purchase agreement. Once you’ve dotted all of the ‘i’s and crossed all of the ’t’s, we’ll get to work on…
Step #5 – Making Your House Your Home
Now is the time to meet with your personal design professional in the Fischer & Frichtel Home Center, and choose the features and finishes that will turn your dream into reality. Your Home Center designer will collaborate with you to express your individuality, from floor to ceiling, wall to wall, inside and out.
Step #6 – Building Your House
It’s time to start building your house. Your Fischer and Frichtel project manager will explain the building process to you step-by-step, take you on a pre-drywall walk-through, and answer any questions and address any concerns you may have about the construction process.
Step #7 – Homeowner Orientation
When your home is complete, our customer service manager will take you on a pre-closing walk-through of your new home, and discuss the use and maintenance of all systems. It’s time to get to work on those invitations for your housewarming party – and get to know your new neighbors!
Step #8 – Closing
It’s off to the title company for the closing, where a member of our financial team will meet with you and the title company team to review the paperwork with you and record the proper signatures. Then we’ll hand you the keys, and it’s welcome home! But we won’t be saying goodbye. Our outstanding customer service continues for years to come!
Your closing packet will include all the information you will need about your warranty.
Our homes are covered by a 10 year limited warranty through RWC (Residential Warranty Company). During the first and second year, claims are managed by Fischer & Frichtel and/or the contractors who built your home. That is what makes our warranty program unique!
